Legal Question

I am buying a house my lease is not up until aug2012 but before I moved in I asked did they have month to month lease or even 6 month lease they said no. I go to settlement February the 29th and they have 1500 dollars security and want 3 months rent after I leave on top of keeping security. Is this fair
