it is not correct that lease cannot be taken for more than 2 years.

Dont vacat the land and file the case and get stay order then he will never throw you out.

Unregistered lease deed is of month to month tenancy. You may have mentioned any duration but actually it is month to month and the owner /landlord can get the property vacated by giving you notice of 15 days before filing the suit for possession.
