Legal Question

I'm thinking of buying a house as rental property that has an in-ground pool in a fenced in backyard. Do I as landlord have any additional liability due to the pool and how can I protect myself from this liability. Will a release of liability attached to the lease be of use? Will my homeowner's policy protect me?
