Dear Sir / Madam,

If your father has nominated your mother to his properties, the title of his property automatically vest in your mother. Likewise, if your father has left behind his Will stating that all his properties should vest in your mother, your mother can obtain a Probate on the Will for effecting the transfer of the title of the properties in her name. In the absence of both, you will need to obtain the Succession Certificate and your grandmother can claim a share as the legally surviving heir.

Regards,
