I have rented my house. for first year i have registerd the rent agreement in registrar office but for second year again it needs to be registered in the registrar office

Registration of rent agreement is not compulsory. It is mandatory to register if lease is for minimum of one year and above. But it is always better to register it. Your Rent agreement is for how many years? If not registered, tenant may take a defence that rent agreement (one year or more) is not registered and hence its terms and conditions can not be relied upon. I suggest that if you find difficulty in registering the rent agreement, then you execute rent agreement for 11 months every year as this does not require registration.
