Legal position for sale of immovable property through sale cum GPA in India ? explain

Sir

Could you please specify in which state the property belongs. Each state has different laws. however, i would generalize the law for you as under : -

(1) One can sell the Property by appointing a GPA

(2) Such GPA has to be got compulsory registered before the sub registrar office.

(3) If the person executing GPA is outside India, then such GPA has to be got attested / legalized by the Indian Embassy Abroad.

(4) In Some state, if GPA is executed in favor of a third person, for sale of immovable property, then such GPA is considered as deemed conveyance, and on such GPA full stamp duty as conveyance is payable, however, no such stamp duty is attracted, if GPA is executed in favor of near kith and kin
