Legal Question in Landlord & Tenant Law in India

We have rented out our property which is in Bangalore for more than 8 years for the same tenant. We did not do any Rental Agreement. But our friends are saying that if the tenants continuously stay in the same place for more than 9 years, they can own the property.

My question is :

They can own the property if they stay there for more than 9 years, even if we have the proper documents on that property?

If they filed a case on our property what legal action can we take before it reach to court?

My friends suggested to vacant them from the property immediately, if they don't vacant what legal action can we take but we don't have the rental agreement?

Dear Yesheswani,

Tenants living without an Agreement are deemed to illegally trespass into your property. You can politely request them to vacate, failing which you can lodge an FIR in the local Police Station citing their illegal trrespass into your premises.
