Legal Question in Landlord & Tenant Law in India

A tenant took a flat on rent making an agreement with a flat owner for 11 months. But he vacated the flat after 8 months. My questions are:
1) Will the agreement made be valid for 11 months after vacating the flat by the tenant?
2) Shall the landlord be informed about vacating the flat ?
3) Can landlord let in his flat to a new tenant?

Dear Sir / Madam,

1) The Agreement ceases to exist at the end of 8 months since the tenant has vacated the premises.

2). The prescribed notice period mentioned in the Agreement ought to have been served by the tenant to the Owner.

3). Yes, the Owner can rent the flat to another person.
