Legal Question in Landlord & Tenant Law in India

my wife running a ready made garment shop its includes textiles and sarees show room from 2 years. Now she would like give it for sublease to another party, actual owners of the premises me and my brother. we gave lease to my wife for 7 years. Total area SFT 11,500 which includes ground floor 1500 SFT and first floor 5000 SFT and second floor 5000 SFT, now she is running that ready made garment shop running under 6500 SFT only, now she would like to sublease only these 6500 SFT only which includes 1st and ground floor, but here for entrance to all floors common entrance with in the shop, and sublease agreed to pay Rs.2,00,000 rent per month and 10% from the total sale and 6 months rent as advance,
Here is my question :
How to mention this Rs.2,00,000 rent and 10% profit on total sale in sublease agreement, and how to mention for common entrance without any future disturbance.
