Legal Question in Real Estate Law in India

We (2 brothers and 1 sister) inherited a house after expiry of mother. We have gone for a promoter.

The promoter built a building after amalgating a plot adjacent to our plot owning by another party.

Now the promoter handed over 3 flats : 1 to me,1 to my elder brother and 1 to other party owning to

plot adjacent to our plot as per agreement with the promoter. My sister has donated her share to both

brothers with a gift deed. Since I was out of station, my brother and other party have done partition deed

and mutuation done and paying regular taxes to municipality.

Can you please advise if I have to do partition deed and with whom or the gift deed will be enough for doing the

mutuation and regularise the taxes to municipality
