Legal Question in Real Estate Law in India

I booked my flat of 864 sq feet and when i booked the structure was build and brick work was done. Now new architech is saying that your flat spece is 886 Sq feet not 864. The earlier measurment was wrong. Now builder is asking money for extra space 22 sq feet. Please advice
