Legal Question in Real Estate Law in India

I committed for an agreement on Rs 100 stamp paper as mentioned in that " property will be registered within 3 months from the date of agreement " from the buyer. Now its already around 2 years 9 months and now the cost of the land also increased double so I asked them as I want 1 lakh extra as mentioned in the agreement but they are rejected and still they are not responds about the registration .... So that plz give me a suggestion to me as how to approach to them for legally cancellation of that agreement or getting the additional one lakh rupees.... Thanks & regards RAJU(8886990123)

After 3 years from the signing of agreement you can cancel the agreement.
