Legal Question in Real Estate Law in India

I have a land which I sold for 90 Lacks on terms to pay 30 Lack in Jan-15, 30 Lack in Feb-15 and 30 Lack in March-15 the party paid the first 30 Lacks in Jan-15 and took over the Possession of the property now they are not giving money i;e 60 Lacks is still pending to get. No agreement was made for the deal.

What Should I do?

As there is no agreement,what is the proof of possession?if the land is agree cultural one the possession is proved by ROR.pl call.
