Legal Question in Real Estate Law in India

We have a property in which my father paid 50% amount.But on registry name is of my relative.In this case what can we do?

Second there is a property on my grandparents name but my dad paid whole money.My dad had GPA of that, now he passed away.So, how can we acquire that property.Can GPA be effective?

1)Ask that person to transfer 50% in your name or ask money paid if you have proof. you can claim money back. 2)GPA is ineffective ,you Amy ask you grand parents to transfer in your name.
