Legal Question in Real Estate Law in India

I purchased agriculture land from individual owner for 40 lacks. As per initial terms and conditions we have to pay 15 lacks on agreement day and rest of the amount on registration day.

We paid first 15 lacks on agreement day and then one day before registration we conducted the land measurements and it came out to be less than actual area mentioned by landlord. Then we cancelled the total deal and made settlement with landlord that the 15 lacks amount will paid back to us in 3 months.

But landlord is not paying me back my 15 lacks and it is already passed 12 months since the deal was cancelled. Whenever we ask the money he is saying some reasons and postponing.

After we cancelled the deal landlord signed back of the agreement papers that he will pay back the money in 3 months.

Please suggest how I can proceed legally to get my money back.
