Legal Question in Wills and Trusts in India

A person in India made a Will for a specific immovable property in India in favour of an outsider( not related to him). Afterwards he made another Will for a Separate immovable property in India in favour of his another relative. In both the Wills there is no mention of other property not related to that Will. Whether both the Wills are valid and probates can be given to two separate persons for two different properties irrespective of dates of Wills of the same person as they relate to separate properties.

what does the will say if there is a covenant to the effect that this is my last will and testament and shall revoke my earlier wills then the later will will prevail.
