Legal Question in Landlord & Tenant Law in Arizona

Death of a roommate
My cousin and I signed a lease with a friend of ours. Our friend passed away this weekend unexpectedly. I contact our landlord and told her what had happened, and it doesnt seem that she will be willing to be very flexible. Our lease is up in 3 months, and I am wondering if we have any rights to terminate our lease early due to this situation?
