i am in a one year lease, and i have been at this house for 3 months and my job is forcing me to relocate what do i do about the lease?

The landlord has a duty to take reasonable actions to re-rent the property. However, they are under no obligation to let you out of the lease. Best option: find someone to assume your lease. If that doesn't work, try and negotiate a shortened term with the landlord or a buyout amount. If neither one of those things work, you will probably need to dog the landlord from your new home to make sure they are working to re-rent the space. You can also hire your own realtor or rental property company to market and push to the space as well.

Note: The landlord cannot unreasonably refuse to re-rent the property or accept an assignment of your lease to another person. If you feel the landlord is taking such action, please contact me or another attorney.
