Do I have to replace a sump pump in a crawl space because there is water in the crawl space?

If the water can cause structural damage, and most water can, you might want to replace it just to protect your own property...never mind the tenant...you want to make sure your real property lasts and retains its value. A damaged or moldy foundation will kill the value.
