Legal Question in Credit and Debt Law in California

On attempt to refinance a home loan, title search came up with a judgment lien against property entered 12/2/2005 against previous (now deceased)owner. Now title company says it must be cleared before we can proceed. Given the SOL has expired without renewal, why does it stll show up on a title search? And how do we go about clearing the title? Not only that but the debt agency went out of business in 2010 so even if we wanted to pay it, who would we pay it to?

You need to tender a claim to the title insurance company who insured your purchase. If for some reason you didn't take out title insurance when you bought the property, see if you can get your existing lender to tender a claim.
