foreign limited partnership not registered in CA

Can a foreign limited partnership not registered in California with the Secretary of State which owns property, renting it to a tenant file an answer and defend a law suit in California Superior Court?

Unless my practice guide is wrong, the foreign corporation can defend, but not maintain a lawsuit in California without proper registration.

After it registers and pays the registration fee, yes. If it does not register, it will be precluded from defending the case.
