Legal Question in Landlord & Tenant Law in California

I have a duplex in rent controlled L.A. I have a unit with 4 tenants on a lease all with different expiration dates. One tenant is an alcoholic and causing problems. He comes home drunk and yells and threatens the others. They all fear of the unknown reactions with him. He drinks their alcohol and then denies doing so. How can I legally have him leave? Can I serve him a 3 day notice to move under a breach of contract? His lease expires in August. Thank you

Your lease should have a provision prohibiting the kind of conduct (disturbing other tenants) on which you may rely to remove the offending tenant. You must jump through many hoops, though, to accomplish your goal if an eviction becomes necessary. You need to get an attorney to help you through the maze of compliance in removing this tenant.
