If you are going to be a landlord I highly recommend you get a copy of the latest edition of the Landlord's Law Book by Nolo Press. http://www.nolo.com/products/the-california-landlords-law-book-lbrt.html It contains the forms you need and a lot of other important information about being a landlord in California.

I have no connection to Nolo Press or the authors of the book. I also have been a California Real Estate lawyer for over 25 years, but when I was a landlord I actually used this book because residential real estate was not my area of expertise and it was WAY easier to use this book than do the legal work myself to come up with the forms and information I needed.
