Hello,

I am a landlord and I upgraded my home from three bedroom to four (my garage converted to a studio with one bed, one bath and a family room). My tenant is month to month, and I raised her rent two hundred dollars after the remodel. Two months gone by, we realized that the market price for four bedroom range from $3500-$3900. So we send notice to my tenant that we will raise her rent to $3300 (below market). Is it against the Law for raise rent twice in a year? Please advise.

There is no law specifically against raising rent twice in a year. The limits are on how much notice you have to give, based on length of residency and the amount of each increase as a percentage of the previous rent. Since you don't provide what she was paying before the first increase, there is no way to tell if your second raise is legal and/or how much notice you must give.
