Legal Question in Landlord & Tenant Law in California

My landlord rented � of our backyard to a construction company. They are constructing a new building in the adjacent lot. The large yard was one of the main reasons I rented the unit for my dog, bbq�s, etc. It also brings the construction noise closer to our building. The landlord sent a letter to us a few months after they sectioned off the yard, stating the construction company will need it for almost a year. Am I entitled to a reduced rental rate? There is nothing in the lease about the yard.

If you rent the entire property, then you are also renting the yard and the landlord is in breach of the lease by renting space that he or she has already rented to you.
