Legal Question in Landlord & Tenant Law in California

I live with and provide home care for my grandmother who has a lease in a building with many tenants who own many dogs. Unaware of any protocol prior to acquiring a pet, I adopted a puppy with the intent of eventually training and registering her as a companion and/or service dog for myself and my grandma. I told her she should let the management know and she said she would. She is a long time tenant and has 2 cats. After having the puppy for almost 3 1/2mos (she's almost 6mos now ) the management informs me that 1.) they just found out that we had a dog, 2.) that it was not in our lease and 3.) we needed prior permission and a "pet agreement" before getting a dog. I told her that my grandma assured me she was given permission and so the management in turn advised me that she would do an investigation and that in the interim i should prepare all the puppy's paperwork i.e. vet transcripts, vaccination proof, breed, etc. This was 3 weeks ago and today i got a 3 day "breach of covenant" eviction taped to my door. I don't know what to do. Could you please help us?

You must comply with the notice immediately. A typical breach of covenant notice demands that you conform to the covenant you have breached within the three days. If you fail to do so, then they can evict you, the same as if you get a three day notice for unpaid rent. If you pay in the three days you are OK; if you don't, they evict you. Read the notice carefully, comply with if fully, including taking the dog to a dog pound or turning it over to a rescue organization if what the notice demands is removal of the pet, and DOCUMENT that you have complied. Then IMMEDIATELY present the documentation to the management showing you have complied.
