Legal Question in Landlord & Tenant Law in California

Five months into our 2 year lease our landlord leaves me a voicemail and a text message saying her and her husband are getting divorced and they need to sell the house inorder to get divorced. She also stated once it sells we would have 45 days to move out. Our rent was lowered from $1800 to $1725 for the inconvience. Prior to her telling us this my husband had been unemployed for 2 months and I was only working on commission and just barely making ends meet. In Jan. my husband got a job but the wages are lower then when we moved here,and I am now unemployed so affording this house has become a huge stress because although we are paying rent (late) but we know have to pay hundreds in late fees that we just don't have. So then we talk to our landlord about everything and it might be best that we move out,and they throw a huge fit and say they were just thinking about taking the house off the market till the end of are lease which is a year in a half away. I'm confused here cause they said they were getting divorced and had to sell? Anyways so now they said if we leave they are gonna take us to court. Also the lease I have is only signed by me and the wife,and the wife says her lease is signed by her and her husband. I do not have that copy. Please help I need advice? Thank you
