Legal Question in Landlord & Tenant Law in California

I am a property owner/landlord (6 properties) in San Francisco. My tenants are under rent control. I would like to evict them using the Owner Move In eviction, but have already done so for myself on one property. Is it considered 'bad faith' to transfer a portion of the deed (25%) to other people - so they can execute an Owner Move In eviction?
