If I am renting a room from the live-in landlord of a single family resident, how important is it to have a contract or rental agreement?

Oral agreements are worth the paper they are written on. To best protect yourself and so that everybody remembers what was agreed to you should write out your agreement. It doesn't have to be real long or fancy.
