Legal Question in Landlord & Tenant Law in California

We had someone renting a room from us, and on the first of the month instead of paying rent she moved the majority of her stuff out while nobody was home. Said nothing to anyone, and her response to the text message she received in regards to her copy of the house key (after not answering her phone when called) was to just drop the key off by the door to be found hours later. She left behind a few miscellanous items (such as a room divider and chair/ottoman on the room's balcony along with two big bags of trash). My question is, how long do we need to hold onto her stuff before we can get rid of it? We want to be able to clean the room and rent it out again soon but don't have anywhere to store her stuff nor do we want to pay for storage for somebody else's items. She is nonresponsive to phone calls or text messages and left no forwarding address.
