Legal Question in Real Estate Law in California

I am trying to buy this property which is a duplex with 4 bed and 4 bath, but the title says 1 bed 2 bath, i need to know if this is a problem or it doesn't matter, because they did the addition long time ago and it has separate electric miter and and gas extension for each one of them, my realtor is saying that this is not a problem since there is no violation on the property, is it true?

You are going to have to check with planning and zoning or building and safety where ever the property is located and find out if the changes were permitted or not. If they were not, you may not want to buy the property as you will be on the hook for any permit violations.
