Legal Question in Real Estate Law in California

How do you change an error on a deed. Our deed says we have storage space S2. Owner of another unit, also has storage S2 on his deed. Need to straighten out deeds, as we are either going to sell or put our condo in a living trust. No problem with working out spaces, we have S2 and other unit using S4. No problem there.

Well, no problem unless some other unit has S4 in their chain of title too. Fixing the problem is relatively easy. Recording one or more grant or quitclaim deeds will solve it. Without a review of the title records for each of the units in the building/complex, however, you will almost certainly cause more problems than you solve by recording random deeds. You need to talk to a local real estate attorney with title experience. Coincidentally, I have 30 years of real estate experience, including most of a decade in-house with the parent company of Chicago Title and Fidelity National Title, and my office is in downtown San Francisco. I would be happy to meet with you for an initial consultation about how to get this cleaned up for you. If you would like to make an appointment, send an email to [email protected] and they will find a convenient time for you to come in.
