Legal Question in Real Estate Law in California

house

property is listed with two owners, 1 on title and 1 on loan. But there is a third party listed on a letter as an owner (written by the 1 on the loan). So if a contract is signed, as in selling the property, wouldn't all three have to sign to make it legal?

You have a mess. You would need to see the documents to provide any useful answer. It sounds like there is only one owner of record, but other claims that do not reflect in legal title. Seek counsle and take the documents with you.
