Legal Question in Real Estate Law in California

I'm purchasing a foreclosed hose with tenants and the tenants gave lived there for 4-5 years, although I'm buying this house to live in with my family, what are the steps to remove the tenants from this property other than cash for keys?

You may want to seriously reconsider buying that house if you are not under contract or can still get out of it under a contingency. First off, you have to deal with the federal 90-day protection from eviction after a foreclosure. Then even if that time has passed or will pass soon, based on your zip code you have to deal with the City of Los Angeles' byzantine landlord tenant laws. Only San Francisco makes life tougher on landlords than Los Angeles. And make no mistake, even if you intend to move in, as soon as you own that house you become a landlord.
