Legal Question in Real Estate Law in California

Our realtor never gave us a list of people that saw our house while it was listed can we now sell to a person that did

For the service she offered I would hate for her to get anything so wondering if we can sell to this person without owing anything to her.

We have another potential buyer that came forward that actually made an offer and would like to deal with us so that's a question too.

After the listing expired these people contacted her and she told them we took it off market and were not going to sell until spring. This is a lie as the only reason listing ended was it expired.

You need to read your listing agreement. They invariably contain a provision protecting the broker's right to a commission for a period of time after the agreement expires, often 60 days, and generally treating those prospective buyers introduced by the broker and his/her agents differently from others. Hopefully, you'll also get an answer from another attorney who knows precisely what's in the standard agreements in current use in California; all I know is that the broker-protective provisions will be in there.
