Legal Question in Real Estate Law in California

"I am selling my house. My next door neighbor is going to be listing their house in the next 2 months. When I have an open house my neighbors rush out to speak to the potential buyers. This has scared off several interested buyers. Is there anything that I can do to stop this?

There is a tort cause of action called "intentional interference with prospective economic advantage" or minor variations thereon. You might want to research this tort on the Internet or ask a local lawyer about it. Filing or threatening to file a lawsuit based on this tort would probably be the best way to address the issue, but tread cautiously, because the neighbor might be only exercising his/her First Amendment free-speech rights.
