The sale of the property doesn't affect your lease. After the sale, you will have a new landlord. In rare instances, a lease may have a provision for termination upon sale of the property, so check for that, but otherwise your rights are unaffected by the sale.

Mr. Whipple is correct. A buyer will owe you the same rights and responsibilities as the current owner, and you will owe the same duties to the new owner as the current owner. Make sure to coordinate with the current owner on when escrow closes to make sure you pay rent in the right amount on time to each owner, and make sure the seller and buyer properly account for your deposit.
