Legal Question in Real Estate Law in California

I have a uninsured deed. My dad gave me property 5 years ago and we no longer talk what can I do?

Assuming the question relates to real estate and not family relations, I'd say that what you need to do to assure uncontested ownership falls into these general categories:

(1) Recordation of the deed......... has it been duly recorded?

(2) Payment of property taxes .......... have you kept them current, and are the tax bills correctly addressed to you?

(3) Possession of the property ...... have you looked at it from time to time, so you know, for example, that it's in good condition and not inhabited by squatters?

(4) Insurance ..... in addition to title insurance, you probably need liability insurance and maybe other forms of insurance depending on the kind of property.

(5) Legal assistance...... I'd recommend a chat with a local real estate lawyer.
