Legal Question in Real Estate Law in California

I am in a one year lease for a commercial (office), i am three months into the lease. the unit does not pass the city building inspection do to walls built without a permit. i am not able to oporate because i cannot get a buisness licence do to unpermitted construction. if i choose to leave, am i still responsible for completimg the lease term or can i legally breack the lease with out paying anything???

i feel like its all been a bug loss for me. paying the rent and investing in a buisness which i am not able to oporate do to the "construction" issues.

am i intittled to a refund of the rent i have already paid and the initial security depposite???

please help!!!

****note: i have got a 10 day notice from the "code enforcement dept" to get a buisness licence or i will be fined, but the landlord says it will take about three months for demolition and to get permitted....
