Legal Question in Wills and Trusts in California

My friend's husband passed away and there is no will. The title is in the deceased (husband) name only. she wants to short sale property so will not have any equity. Is there any way to avoid probate? What, if any, form(s) can she file?

If the property is in the husband's name only and there is no equity, she may be able to just walk away and not even bother with the short sale. Is she a borrower on the mortgage? She shouldn't be if she's not on title. If there's no equity in it and it won't affect her credit, she can just walk away.
