Can the grantor of a living trust create a trust for residential real property, allowing the beneficiary to reside in the property rent-free so long as s/he pays the mortgage, property taxes, insurance and upkeep?

Of course you can. Trusts can be used for many purposes. You should consult an estate planning attorney to assist in what you are doing. Keep in mind that a revocable trust will not limit your liability. I'm not sure why you want to create such a trust, and you should discuss with counsel what your goals are in such a structure.
