Landlord-Tenant on Estate Home issues

My sister the executrix on my dad's estate has been living in my dad's home for 27 months as a renter. I am 1/3 landlord on my dad's home and she is 2/3 landlord on his house. She is claiming all utilities and repairs done on my father's house.(She has been reimbursed for payments on all the utility bills.) If the executrix never contacted me about the repairs needed on the house do I have to pay 1/3 on the bills or not?

No, and why haven't you got an attorney at to represent your own interests. It seems that you're content with the rental situation and if you aren't what do you want to do about it??? More questions than answers. She has to account you fully and it is not automatic because she lives in the house that the state pays for items that she would otherwise be responsible for. The expenses you have described are either expenses of the tenant or expenses of the estate. You should not be liable unless there is no money to pay for them (what is happening to her rent money--could that be used to pay for the expenses). You also have the right to object to any expenditure she purportedly makes on behalf of the estate. You should contact an attorney to review your options.
