My mother died with a living trust naming my brother and sister as executors, how do they change the deed for her condo into her children's name so it can be sold. She lived in Orange County, CA.

Your brother and sister must execute an Affidavit of Successor Trustee and record it with the Orange County Recorder, accompanied by a Preliminary Change of Ownership Report and a Claim for Exemption from Reassessment.

You mean trustees? If the property was properly put in the name of the trust then the trustees must deed it over to the beneficiaries. Contact me direcly.
