Legal Question in Wills and Trusts in California

October of 2008 my mother and I put a down payment of 10.000 on a house with the agreement that we would make the monthly payments of 1350.00. The following October of 2009 we would take over the loan. In August 2009 I recieved word that the payments on the house haven't been payed sense May of 2009. Along with a lien for the well that was never paid (26,000). Now I have received notice that the house will go up for auction on Janurany 13th. After that I will have 60 days to move out of set up arragements with new owner . I do not wish to rent this house, nor buy it when we have put so much in to it and would lose all of that. Yes i know this needs to go to civil court but these so called what evers have done this before. Every thing they have like thier home has been signed over to the chruch. Do I have any rights or any thing I can do ?
