Legal Question in Landlord & Tenant Law in Florida

I finished a two yr commercial lease. The property mgr. did not respond to my requests for a final walk through until the last day of my lease. Terms of lease state: 15 days after end of lease the security deposit would be returned. 22 and 24 days later I wrote to the mgr. and asked if my deposit had been mailed.Only then did I receive a e mail stating the corp was keeping most of the security deposit due to damage? Nothing was mentioned during the walk through and the place was fine. Property Mgr stated that the place had to be painted. Filing in small claims court: Can I add in for loss of pay from work, all registered mail, and court filing fees? Is the limit (dollar amount) the same for filing a commercial vs residential claim in small claims court?

Your claim is a fixed dollar amount of $x. Court costs are recoverable without asking for them, but you should. You cannot claim those other expenses/items. Commercial vs residential is irrelevant for the purpose of filing your claim.

Court costs and filing fees recoverable. You have a claim do attorneys fees but you need to have an attorney. Your loss of wages is not recoverable.
