Legal Question in Landlord & Tenant Law in Florida

We just moved into a house and signed the lease, paid deposit with realtor 3 weeks ago but we have yet to receive signed copy of lease from landlord and the deposit check hasn't been cashed yet. The landlord lives in Ecuador and we have spoken, but it has been difficult getting repairs done that the realtor promised would be done by the time we moved in. I realize the realtor is out of the picture at this point, but do we any leverage on getting repairs done?

Your lease agreement, even unsigned, probably controls. What does the agreement provide in terms of the repairs that were to be made. What does it provide in terms of the realtors involvement. have an attorney review the lease.
