Legal Question in Landlord & Tenant Law in Florida

My roommate moved out 3 months prior to end of lease with only 2 days notice, am I obligated to return last month's rent and security deposit? Also she still hasn't removed all of her property, am I required to store it for a determined period of time before it is abandoned? Please advise.

Why would you return anything. She left you without notice and now you are going to have to pay the remainder of the lease without her funds. You need to sue her for the balance of the rent. As far as her property is concerned, you can forward to her family C.O.D.

Do you have a written lease agreement with the roommate? That document would control your relationship. Did the roommate pay you the last month's rental and security deposit? did the roommate pay those monies to the landlord? is the roommate on the lease? As for her property you can certainly do what was suggested if that is possible. I would seek some legal advice with all your actual paperwork.
