Legal Question in Landlord & Tenant Law in Florida

I signed a lease last week for a single family home with the owner. The home has a lot of issues but I was assured they would be fixed befor move in. My parents went over to the place to measure the rooms since I was working, they pointed out some issues and the landlord was very rude and I am beginning to have my doubts that he will follow through. Additionally I noticed that it is not in the verbiage of the lease that he is to take care of the pool and the yard, although that is supposed to be included. Do I have legal recourse if he does not follow through? What is the best way to cover myself and do I have to pay rent and occupy the premises June 1st if he does not fix what he said he would (cover missing off pool filter, broken blinds, filters are filthy, kitchen drawer is broken).

Get him to sign an addendum to the lease ASAP or you will not be covered.
