Legal Question in Landlord & Tenant Law in Florida

Tenant informed me of a broken fridge. The fridge is 6 years old. They informed me on a Monday and a repairman was there on a Tuesday. The repair was done through a home warranty protection I purchase for the home. The claim was denied due to the fridge failure due to pest infestation and not wear and tear. The pest problem I did not have prior to them moving in. Needless to say I have a pest control there on Friday to begin treatment. While speaking to the tenant it was discovered that the fridge actual was not cooling weeks ago and the freezer ultimately die afterwards but I was not made aware until recently. When asked why I wasn't informed prior was told they didn't want to bother me. I have other issues but its starting to take a toll now. I had a lease when they initially moved in for one year but that was 4 years ago.

They are now on a month to month tenancy. Give them notice to leave.

You don't ask a question. The original lease needs to be reviewed to determine if it is s month to month lease. You should seek some legal advice.
