tenant moved in without lease two weeks ago and payed 1/2 months rent. he has been distubing the peace, 4 incedent reports in one day. moved in with pets ,and has threatend harm to a neighbor. serving a notice to quit but curios on proper time lines and future proceedings.

If the rent is payable monthly and you want to terminate, than you have to give 15 days notice.
